What it usually means
The lease should say which bills are included in rent and which bills you pay separately. It may also list one-time fees, monthly fees, late fees, pet fees, parking fees, or charges for repairs and replacement keys.
What to look for
- Electricity, gas, water, trash, internet, sewer, and heat.
- Monthly service, amenity, pest, parking, storage, or package fees.
- Late fees, returned-payment fees, and daily fee language.
- Repair costs assigned to the tenant.
- Rules for setting up utility accounts before move-in.
Before you sign
Ask for an estimate of average monthly utilities and a complete fee list. If a cost is not written down, ask the landlord to confirm it in writing before you rely on it.
